Situated in the Fordham Manor neighborhood of the Bronx, on a corner lot across the street from St. James Park, this affordable housing development includes studios, 1-, 2- and 3- bedroom apartments for those earning between 40% and 110% of Area Median Income.
Designed for energy efficiency, the building will meet Enterprise Green Community standards. Its envelope will perform better than code and mechanical systems are reduced in size for lower consumption. The development also includes high efficiency windows, renewable building materials, and high-performance appliances.
Capitalizing on the building's location began with a massing design that emphasizes the angle of this inverted "L" shaped structure. 8th floor setbacks help this large development feel more contextual as five and six story pre-war buildings make up much of the neighborhood.

The placement of elevator core flows from this building orientation. This then created an opportunity to have elevator lobbies with floor to ceiling windows that offer all residents shared views of St. James Park. This line of glazing splits the north, park-facing facade into two separate volumes, reducing the overall bulk of the new building.
Creston Parkview’s masonry facade is familiar given the brick exteriors that surround it, but the dark gray shade offers a contemporary sophistication. The bright yellow and aluminum panels help to break the mass and give a more dynamic feel while also referencing the colors of the park and the nearby Jerome Avenue elevated subway.
