NYCHA PACT RAD is a resident-in-place renovation of 1,321 units across 61 buildings in the Bushwick section of Brooklyn. The scope spans both interior and exterior work and includes: renovated kitchens and bathrooms; new energy efficient windows and air-conditioners and new thermostatic controls of radiators to better regulate climate; upgraded entries; new roofing systems with improved insulation; masonry repairs; building systems upgrades such as new boilers, hot water heating systems, bathroom, kitchen & public space exhaust and ventilation systems.

Our approach relies on two core strategies: minimizing disturbances outside of the immediate area of work and maintaining excellent and continuous communication with building staff and residents. Specific components of our methodology include:
Communitiy meetings with management prior to beginning work and then on-going throughout the process to ensure that everyone knows what to expect during construction
Construction phasing
Careful planning and coordination in design and construction
Utilizing existing shafts to run express plumbing and ductwork risers to bypass occupied spaces
Use of exterior wall insulation products to avoid unnecessary work inside living spaces
Use of steel superstructures for on-site renewable energy to minimize disturbance to rooftop mechanical and resident areas while maximizing energy generation potential
